Each lot has water, power, phone, a current septic system permit and is ready to build (Click here for detailed utilities information). High Ridge is accessed by a paved private road (dead end, no through traffic). The project is controlled by covenants and an architectural review process.

Each lot is more than five acres in size (some 6, 7, 8, 16 or even 20 acres) although the usable, buildable area is generally an acre or two per lot, as much as most people want to maintain. Therefore, of the 280 acres in High Ridge only about 80 acres will be developed for homesites, yards and infrastructure. Two hundred acres will be preserved in a natural state and will serve as a privacy barrier and forested wildlife reserve. To protect this natural beauty, the Covenants insure that your neighbors will not engage in arbitrary or unsightly land clearing or tree cutting. In addition, properties to the north and east of High Ridge consist of many miles of unbroken timberland.

Two thirds of the lots have flat or very gently sloping building sites that will accommodate one or two story homes plus a separate garage, outbuilding, yard and vehicle turnaround areas. About one third of the sites are sloping and are well suited to homes that include daylight basements.

Each lot has a unique view. Some feature views to the east and southeast with long range panoramic vistas of the Lewis River valleys, the Cascade Mts., Mt. Hood and Mt. Jefferson. You see endless mountains and forests with no signs of development of any kind, just the occasional farm. About half of the lots also look south over the entire Portland metropolitan area (including the downtown skyscrapers, the Fremont and St. Johns bridges, OHSU, Gresham, Battle Ground, Camas, Ridgefield and more). Some lots also have views from northwest to southwest overlooking the Columbia River for 25+miles, including Deer, Bachelor and Sauvies Islands, the Multnomah Channel and oceangoing ships.
